MLS #, status, and price

The MLS number is this listing's permanent ID — any agent in the MLS can pull up this exact record in seconds by typing it in. It's the fastest way to reference a specific property when you're talking to Nikki or another agent.

Status is the field that actually matters most: Active means it's genuinely available today. Listings also move through Pending, Sold, Withdrawn, or Expired — and public sites don't always update the moment that happens. Pulling it from the MLS is how Nikki confirms a home is still worth a showing before you drive out.

02 · Address & location

Where it is — and who it's zoned to

Beyond the street address, the Village and County fields matter more than people expect. This example sits in the Village of Barneveld, in Iowa County — one of the counties bordering Dane that Nikki actively covers, even though it's a 35-minute drive from Madison.

The driving directions are a holdover from before reliable rural GPS — agents still lean on them for caravans and open houses, especially out where a pin can drop you on the wrong gravel road.

03 · Quick facts & photo

Beds, baths, square footage — and the fine print behind them

Notice the word "Est." in front of the square footage and acreage — those numbers usually come from the county assessor, not a tape measure. And "Est. Above Grade SqFt" only counts finished space at or above ground level; finished basement space is tracked separately and added in below.

04 · Room-by-room dimensions

What "M" and "L" mean next to each room

The letter before each dimension is the floor level — M for Main, L for Lower (basement), U for Upper when a home has a second story. It's how you can tell at a glance that two of these five bedrooms are downstairs.

Every dimension here is approximate — agents measure quickly, not with a contractor's precision, so the sheet says so outright. The school row lists the district for every level: elementary through high school, all Barneveld in this case.

05 · Systems & construction

The unglamorous fields that drive real costs

Heating fuel, water/sewer, and driveway material don't photograph well, but they shape your actual monthly costs and inspection checklist. Municipal water and sewer here means no well or septic to budget for — worth noting since plenty of homes in these outer counties run on private systems instead.

"Forced air, Central air" tells you there's already central A/C — not a given in older rural stock, and a real number if you'd have had to add it.

06 · Included & excluded

What's actually part of the sale price

This short list can quietly become the most negotiated part of an offer. Appliances listed here are included in the price by default — anything not listed, or explicitly excluded, isn't part of the deal unless you ask for it in writing.

"Staging Items" being excluded is routine — that furniture usually belongs to the stager, not the seller, and leaves with them at closing.

This paragraph is written by the listing agent to market the home, not to disclose its condition — treat it the way you'd treat any listing copy. The fine print below it is the more important line: room sizes aren't guaranteed, and Wisconsin gives sellers a short window to accept an offer once it's presented.
